Project Management in Markdale
Permits, trades, schedules and sign off. We run the whole job from the first call to the final walkthrough so you deal with one person.
One contractor running the whole job
CKThompson Contracting manages the entire job process from start to finish, including everything from obtaining permits and coordinating trades to organizing schedules, overseeing project details, and ensuring all tasks are completed seamlessly. We handle each new job from initial intake and planning through execution, coordination, and final completion, ensuring a smooth, organized, and efficient workflow from beginning to end.
In plain terms, that means you make one call. Craig takes the project from the first conversation, lines up the drawings and the permit, books the excavator, the concrete, the plumber, the electrician and the HVAC trade around our own carpentry crew, keeps the schedule moving, checks the work, and hands you a finished building. You do not chase trades, you do not sit at the building department, and you do not find out about a problem after it has become expensive.
Project management is part of every custom home, garage, addition and renovation we build in and around Markdale. It is also available on its own for owners who have a project with many moving parts and want someone local running it.
How we run a project
- 01
Intake
The first call or site visit. We find out what you want to build, what you already have (a lot, drawings, a budget, a deadline) and what is missing.
- 02
Planning and permits
Drawings are finalised, engineering is ordered where it is needed, and the permit application goes in. We know what the Grey County municipalities ask for and we get it to them the first time.
- 03
Scheduling trades
Excavation, concrete, framing, roofing, windows, plumbing, electrical, HVAC, insulation, drywall and finishing are sequenced so each trade shows up when the job is ready for them, not before and not weeks after.
- 04
Overseeing the work
Craig is on site. Materials are checked when they arrive, work is checked before the next trade covers it, and inspections are booked and passed at each stage.
- 05
Completion and sign off
The final inspection, the last trade's touch ups, and a full walkthrough with you. The job is not done until you have looked at every room with us.
Ways to work with us
Project management is built into our own builds, and it can also be the service you hire on its own. Here is how the arrangements differ.
Full build, managed by us
The simplest arrangement. We build the house, garage or addition with our crew and manage every trade and permit as part of the job. One quote, one contact.
Management of your project
You have a project, perhaps with your own trades or supplier arrangements, and you want a local builder to run the schedule, the permits and the quality control. We manage it and do the carpentry where you want us to.
Planning and permit stage only
Some owners want help getting from an idea to a permit ready set of drawings before they commit to a builder. We can take you through that stage.
Owner supplied materials
Where you want to supply windows, flooring or fixtures yourself, we build it into the schedule so deliveries land when they are needed.
What project management costs depend on
On our own builds, project management is part of the build quote rather than a separate fee. When we manage a project on its own, the quote is based on the size and complexity of the job and the amount of coordination it needs, and it is set out in writing before we start.
- Size and type of project: a garage has a handful of trades, a custom home has a dozen.
- Number of permits, inspections and engineering reviews.
- How many trades and suppliers need scheduling, and whether they are ours or yours.
- Length of the project and whether it runs through winter.
- Site complexity: rural lot with well and septic versus a serviced town lot.
- Changes made during the build, which we track and price as they happen.
The crew on site
Managing projects across Grey County
We manage builds from Markdale across the county. Each municipality has its own building department and its own way of doing things, and knowing them is part of the service.
Markdale
Markdale is in the Municipality of Grey Highlands, and most of our projects go through its building department. Being based here means Craig can be on your site and at the office in the same morning, and the trades we schedule are the same local trades we work with on every build.
Beaver Valley
Projects in the Beaver Valley can fall under Grey Highlands or the Town of The Blue Mountains depending on where the lot sits, and the valley also carries Niagara Escarpment Commission rules on many properties. Sorting out which approvals apply before the excavator is booked is exactly the kind of thing project management is for.
Owen Sound
Owen Sound projects run through the City's building department, with its own permit process, inspections and timelines. City lots bring neighbours, street access and material delivery into the schedule. We have managed builds in and around the city and plan around all of it.
Also serving: Grey County, Chatsworth, Flesherton and Durham.
Questions about project management
Do you handle the building permit?
Yes. We prepare and submit the permit application with the drawings and engineering the municipality needs, and we book and attend the inspections through the build.
Do you coordinate the plumber, electrician and other trades?
Yes. Scheduling and overseeing every trade is the core of project management. They are booked around our carpentry crew so the job keeps moving, and their work is checked before it is covered.
Can you manage a project if I already have some trades lined up?
Yes. We will fit your trades and suppliers into the schedule and manage the job around them.
Who is my contact during the project?
Craig Thompson. One call or text at 519-270-3060 reaches the person running your job.
