Interior Finishing in Markdale

Drywall, flooring, trim, stairs, pine ceilings and built ins. The details that turn a closed in shell into a finished home.

What we do

The finishing work that makes a house a home

Interior finishing is everything that happens after a house is closed in and before you move the furniture. CKThompson Contracting does this work with its own carpenters in and around Markdale: insulation and drywall, flooring, baseboard and casing, interior doors, stairs and railings, tongue and groove ceilings, and custom built ins like mudroom benches and cubbies.

We finish the houses we frame, and we also finish houses and cottages for people who had the shell put up by someone else or who are tackling a basement, an addition or a room that was never completed. If you have a project that has stalled at the drywall stage, this is the page for you.

Finishing is where the quality of a build shows. Tight mitres, straight baseboard, stairs that do not squeak and doors that close the same way every time are the things you notice every day for the next thirty years.

How it works

How we take a space from studs to finished

  1. 01

    Walk through and list

We walk the space with you and write down every item: what gets drywalled, which floors, what trim profile, where the built ins go. That list becomes the quote so there are no surprises.

  2. 02

    Insulate and board

Insulation and vapour barrier go in, then drywall is hung, taped and sanded. Pine tongue and groove ceilings are installed at this stage where the design calls for them.

  3. 03

    Prime and paint

Walls and ceilings get primed and painted before the flooring so nothing is dripped on a finished floor.

  4. 04

    Floors, trim and doors

Flooring goes down, then interior doors are hung and the casing, baseboard and window trim are cut and fitted. Stairs and railings are built or finished at this point.

  5. 05

Built ins and the last look

Mudroom benches, cubbies, shelving and other built ins go in last. We do a final walk with you and touch up anything that needs it.

Options

Finish choices and what they mean

The finishing stage has more decisions per square foot than any other part of a build. These are the ones that change the look, the cost and the upkeep the most.

  • Drywall or pine ceilings

Painted drywall is the standard and the most affordable. Tongue and groove pine on a vaulted ceiling is a signature of cottage and country builds around here; it costs more in material and labour but it never needs repainting.

  • Flooring types

Laminate and vinyl plank are tough, cheap and handle wet boots. Engineered hardwood looks and feels like solid wood and is more stable through our dry winters. Tile belongs in entries and bathrooms. We install all of them.

  • Trim profile and material

Simple square stock MDF trim paints up clean and is the budget choice. Wider profiles and solid wood trim cost more and suit older or higher end homes.

  • Stairs: carpeted, hardwood or open riser

A carpeted stair is the quietest and the least expensive. Hardwood treads look better and last longer. An open riser stair with a steel or wood railing is a real feature piece and is priced like one.

  • Built ins or furniture

A built in mudroom bench or a wall of cubbies is made to fit the space exactly and adds to the house. Free standing furniture is cheaper and moves with you.

Cost drivers

What interior finishing costs depend on

Finishing is quoted from the list we make on the walk through, not by the square foot, because the same room can be finished plainly or in detail and the price doubles between the two. We set out every item so you can see where the money goes and trim the list if you need to.

  • Square footage of drywall, flooring and painted surface.
  • Ceiling treatment: flat painted drywall at one end, vaulted pine tongue and groove at the other.
  • Flooring material and the number of transitions and rooms.
  • Trim profile, material and how many doors and windows need casing.
  • Stairs and railings, especially open riser or hardwood.
  • Custom built ins and shelving.
  • Access: a finished room on the third floor of an occupied home takes longer than an empty new build.
Where we work

Interior finishing around Grey County

We finish interiors from Markdale across the county. The kind of finishing work changes with the housing in each area, so here is what we see most.

  • Markdale

In Markdale and Grey Highlands our finishing work is split between the new homes we frame and finish ourselves and existing houses where a basement, a bonus room or an addition needs to be completed. Being based here means a finishing job can be scheduled around the weather instead of waiting for a crew to travel in.

  • Beaver Valley

Beaver Valley chalets and cottages lean hard on wood finishes: pine tongue and groove on vaulted ceilings, wood trim, open stairs and lofts. A lot of our Beaver Valley finishing is turning a seasonal cottage into a four season home, which means insulation and vapour barrier done properly before any of the pretty work starts.

  • Owen Sound

Owen Sound has a large stock of older homes, and finishing there often means matching existing trim profiles, dealing with walls that are not plumb and floors that are not level, and finishing basements in houses that were never designed for it. We bring the same care to a century home in town as to a new build.

Also serving: Grey County, Chatsworth, Flesherton and Durham.

FAQ

Questions about interior finishing

Do you do interior finishing on houses you did not build?

Yes. We finish new builds that another contractor closed in, and we complete basements, additions and rooms in existing homes. The first step is a walk through so we can see what is there.

Can you finish a basement in Grey County?

Yes. A basement finish covers framing, insulation, vapour barrier, drywall, flooring, trim and doors, and we coordinate the electrical and plumbing trades. We check moisture and headroom first so the finished space lasts.

Do you install tongue and groove pine ceilings?

We do. Pine tongue and groove on vaulted ceilings is one of the most requested finishes in cottage and country builds around Grey County, and our carpenters install it along with the trim that meets it.

Do you build custom mudroom benches and built ins?

Yes. Built in benches, cubbies, shelving and closet systems are made on site to fit your space. Tell us what needs to be stored and we will design around it.
